Tri Pointe Homes found a prime building site within walking distance of the Broadway light rail station. Just east of the Gates Rubber plant redevelopment site, Tri Pointe snapped up 29 lots for $5.8 million and is building its first five homes between Mississippi Avenue and Buchtel Boulevard, according to the Denver Business Journal.
Matt Osborn, division president, noted that it's a smaller parcel of land than the California-based builder typically pursues, but it has a few things going for it. It's within walking distance to the major Broadway/I-25 light rail station, Washington Park and the Platt Park shopping district. Platt Park is a very desirable neighborhood, and inventory is low. That means home prices are both higher than the Denver median — and stable.
The real story about Tri Pointe's homes in this neighborhood, though, is their size and more specifically, their width. Lot sizes are just 27.5 by 119 feet. So Tri Pointe's homes are 21.5 feet wide.
Yet they're big. Homes range in size from 2,000 sq ft to more than 3,000 sq ft, with 9-foot ceilings in the basements. Floor plans range from two to five bedrooms and prices will start at a planned $600,000. Just six feet apart from one another, the homes "live a lot wider than they really are," Osborn said.
