Ground Breaking Announced for West Line Village

New TOD Neighborhood at Sheridan Station in growing West Colfax corridor

DIRC Homes and Trailbreak Partners announced today that groundbreaking for West Line Village, a transit-oriented development (TOD) located at W. 10th Avenue and Depew Street in Lakewood, Colorado, is scheduled for Thursday, October 19, 2017. The highly anticipated, attainably priced community will deliver its first homes in spring 2018. While the first phase is nearly sold out, the second phase of sales is expected to open in early 2018.

The new community of 176 rowhome and duplex units features distinctive floor plans from 800 to 1,750 square feet. West Line Village homes are street-facing to provide a strong sense of community, and all of the studio, 1-, 2-, and 3-bedroom options include garages and outdoor space.

Adjacent to the Sheridan Station, West Line Village is named after the Regional Transportation District (RTD) W Line, the 12-mile light rail line that runs between Denver’s Union Station, Lakewood, and Golden. The location, in the popular city of Lakewood, capitalizes on access to multiple modes of transportation with easy connections between Downtown Denver and the foothills.

Lakewood mayor Adam Paul is delighted to welcome West Line Village as a new option for attainably-priced home ownership in his city. “West Line Village exemplifies our community’s commitment to keeping the character of our city intact as we approve new housing options, as part of our balanced approach to growth. Lakewood is a highly desirable place to live and work, offering extensive amenities in this ideal location between Denver and the mountains,” he commented.

This challenging market has housing inventories at all-time lows, and prices at all-time highs with average new home sale costs now above $500,000 in the Denver metro area. In this environment, buyers like Mateo Cisneros are jumping at the chance to secure a home in West Line Village, where prices started in the upper $200s.  Mateo commented, “I visited the future location of West Line Village and realized it is close to all of my favorite spots, along with being located between Highway 6 and Colfax, and 1,000 feet from a light rail station. But what caught my attention was that I could afford a brand-new build from one of Denver’s best, DIRC Homes. The opportunity was too good to pass up.”

DIRC Homes is leveraging its urban infill new home construction experience by uniting with Trailbreak Partners, a Denver-based urban redevelopment firm and T.O.D. Properties, a developer focused on properties located close to transportation. The group chose RHAP architecture + planning based in Boulder, CO as the architect.
