Sterling Ranch, Colorado announces major lot sale in Providence Village

Colorado-inspired architecture and robust amenities planned for multi-generational living

DOUGLAS COUNTY, Colo., December 3, 2015 – Sterling Ranch, Colorado, a 12,050 home master-planned community in northwest Douglas County, announced today that five home builders have purchased 90 percent of the home sites available in Providence Village, the first of nine villages planned for the 3,400-acre community.

Jim Yates, president of Sterling Ranch, said, “Providence is our first village and is the window to the entire project for the next 20 years. As such, we allotted the time, creativity and effort to ensure we had the absolute best builders—each in their own unique segments—with exciting homes to offer. They are uniquely designed for Sterling Ranch to meet the needs of our dynamic and growing market.”

In early November, Sterling Ranch closed on one of the largest simultaneous lot sales in Douglas County with its choice builders: Brookfield Residential, CalAtlantic Homes (formerly Standard Pacific Corporation and Ryland Homes), Lennar Homes, Meritage Homes and Richmond American Homes.

Yates added that the builder group comprises “one of the most highly sought after collection of homebuilders that will provide a diverse set of options for select home buyers to support Colorado's continued growth.”

Mike Woodley, president of Woodley Architectural Group, and Sterling Ranch’s town architect, created an overarching Colorado architectural theme for the entire master planned community. Woodley has focused on the core elements that represent Colorado’s architecture and livability.

Yates said land development is currently underway at Providence Village with new home construction to begin in the second quarter of 2016. New home models will be available to view beginning in late third and early fourth quarters of 2016.

The pedestrian-friendly Providence Village will ultimately include a new K-8 school with input on design and curriculum from Vanderbilt University, a church, a civic center, a recreation center, a fiber optic network offering 1 gigabit Internet service for each home and 85 acres of scenic open space, exclusive of Providence Lake and a series of local parks.

Total build out for the communities at Sterling Ranch will require about 20 years and will eventually be home to 31,000 people. Nine unique villages with 12,050 homes will radiate outward from a town center. The community will encourage walking as it’s designed to connect 30 miles of trails, open space, two state parks and three regional parks.

Sterling Ranch is located in northwest Douglas County south of C-470 and the Chatfield Reservoir and west of Santa Fe Drive.

BACKGROUND

Choice Builders for Providence Village at Sterling Ranch, Colorado with commentary by Sterling Ranch President Jim Yates

CalAtlantic (previously Ryland Homes and Standard Pacific Homes), brings a wealth of experience and homebuilding influence into Sterling Ranch for the age-targeted sector. Dan Nickless is a highly respected division president and we are thrilled to have his newly unified team lead the efforts in this ever changing market.

Lennar Homes will be in two segments: a first-time homebuyer price point infused with detached cluster homes; as well as homes for second-time move-up families. Lennar’s expertise in “Next Generation” living will be a big boost to Douglas County and will fit very well within the traditional Colorado architectural vernacular in Providence Village– the first in Filing #1. President Rusty Crandall is an experienced leader and has brought significant value to Lennar’s strategic plan going forward in Denver. We are proud to have his team take the largest combined position in Sterling Ranch.

Richmond American Homes (RAH) is building traditional family home on 50-foot lots, appealing to first-time move-up buyers – perfect for a growing family in Douglas County. RAH has been the largest builder in the Denver metro area for many years and is headquartered in Denver. MDC Holdings, which is one of the top 10 homebuilders in the U.S. and owner of RAH, is led by Larry Mizel and David Mandarich both highly regarded and respected, not only in Colorado, but across the country. Richmond has been a community leader for decades and is a big supporter of Sterling Ranch.

Meritage Homes is building on a 55-foot lots in a new segment – a niche between the Richmond and Lennar positions, allowing flexibility to move up or down within the market. Meritage is known for its quality and sustainable approach to building and will be one of the leaders in being early adopters, along with Lennar, to the many facets of sustainability within Sterling Ranch.

Brookfield Residential is a relatively new homebuilder in the Denver metro area, however Brookfield Residential has been a community developer for many years here in Colorado. We are thrilled to have their insights, progressive designs and long term community development perspectives in our project. Regional President Rick Dengler, along with Perry Cadman, the Denver homebuilding president, will lead the charge into our urban town center along with Lennar’s exciting new cluster products.
