Case Shiller: Home price gains slow nationally, stay flat in Denver

The S&P/Case-Shiller Home Price Indices — the leading measure of U.S. home prices — showed that in January, home pricing gains rose .3 percent nationwide over January 2013. And while 12 cities in the 20-city composite weakened, Denver gained .8 percent in January from December.

Again, the weather seems to have played a part in the nationwide trend. David Blitzer, chair of the Index Committee at S&P Dow Jones Indices, said, "The housing recovery may have taken a breather, due to the cold weather." The numbers seem to reflect that sentiment, too, as Blitzer observed, "The sun belt showed the five highest monthly returns."

In January, Denver's level rose to 146.21, which caught Blitzer's attention. "Denver and Dallas are the only cities to have reached new record peaks."

While Blitzer observed that most analysts don't expect the same rapid increases that we saw last year, "expectations and recent data point to home price gains in 2014."
