A West Line Village Engagement, A Grand Opening on November 3rd, and Launch of Phase 3
Things have been busy at West Line Village near Sheridan Station.
First off the engagement. We had our first closing and a big surprise - one of the buyers proposed. They were buying an Avtovo Downtown model together and when they walked up to the home for the first time after closing, he had a doormat that said "Will you marry me?" in front. Second, we have a Grand Opening party scheduled for November 3rd. New owners, brokers and media are invited:

West Line Village brings attainably-priced homes to Lakewood
Lakewood, Colo. – DIRC Homes and Trailbreak Partners would like to announce Phase 3 sales at West Line Village, a transit-oriented development (TOD) located at W. 10th Avenue and Depew Street in Lakewood, Colorado. Phase 1 sold out in six months and the units in Phase 2 have been going under contract more quickly than expected. The development and release of Phase 3 was moved up by three months due to the high demand. The model home has been completed and prospective buyers can see a fully finished residence; an example of the stylish simplicity of their future home.
West Line Village is attainable pricing in a desirable location. Purchasing pre-construction allows the buyer in many situations to obtain a higher proportion of equity to debt on the property at the time of purchase. It also gives you the ability to select finish options, customizing the product to the buyer’s tastes. ONE Realty’s Jeff Plous says, "Buying something pre-construction can really be a benefit to a buyer. In most cases, when the home closes the buyer gets to walk into free equity as prices only continue to go up during construction and as more homes are sold. Buying pre-construction also allows buyers the chance to select their colors and finishes to help them customize their home to their tastes. Finally, pre-construction purchases allow a buyer to have their pick of location and floor plan in the community. They don't have to just settle for what is left and unsold."
The new, larger floor plans available as a part of Phase 3, the Waterloo and the Union Station, offer over 1,400 square feet, 3-bedrooms, and 2-car garages for under $500k. With the addition of Phase 3, all seven floor plans are now available for purchase. The seven distinctive floor plans range from 800 to 1,550 square feet and are priced well below the median Denver home price for comparable property type and location. All 175 rowhome and duplex units are street-facing to provide a strong sense of community, and all of the studio, 1-, 2-, and 3-bedroom options include garages and outdoor space.
Plous reflects on his participation with the West Line Village project. “West Line Village has been an incredible opportunity to help frustrated buyers find a home they can actually buy. It's so refreshing to not have to deal with 20 offers on a single home. Instead, our buyers are able to come in and easily select the home they want and even pick their colors and finishes. We are excited to launch our larger floor plans as we have been receiving so many requests for them since day one.” Plous continues, “We at ONE Realty could not be happier to be a part of this great community."
